The information on this page has been assembled to help answer any questions you may have on the closing of your home, the Title process.
StoryBook Homes has partnered with First American Title Insurance Company (FATCO) an independently traded New York Stock Exchange company. LENDER
If you are obtaining a new loan, please let FATCO know who your Lender will be as soon as possible. FATCO will also need the Loan Officer's name and telephone number. If questions about your loan arise during the process, please call your Loan Officer directly for the fastest answer to your questions. Please remind your lender that loan documents need to be at FATCO's office at least 24 hours prior to your appointment.
HOMEOWNER'S INSURANCE
If you are obtaining a new loan, you will be required to provide a new Homeowner's Insurance Policy prior to close of escrow. If you choose to purchase coverage through an Insurance Agent, please contact your Lender so they may arrange for delivery of the policy. Payment of the premium and impounds will be included in your closing amount and will be paid through escrow.
CLOSING APPOINTMENT
Once your loan documents have arrived at FATCO's office, you will be contacted and your closing appointment will be scheduled. Your appointment should take approximately 45 - 60 minutes.
IDENTIFICATION
As we will be notarizing documents on your behalf, please bring one current form of identification issued by a federal or state government with your picture, signature and physical description; ie: driver's license, military ID or passport. If you do not bring picture ID to the closing, we will be unable to proceed with the closing papers.
CLOSING FIGURES
FATCO will contact you prior to your appointment to give you the dollar amount needed for closing. FATCO's ability to provide you with this figure depends highly upon our receipt of your loan package from your Lender, if any.
ESTIMATED SETTLEMENT STATEMENT
During your closing appointment, you will be asked to review and sign an Estimated Settlement Statement. Please remember the number at the bottom of the page may be slightly different than the Good Faith Estimate you received from your lender due to prorated taxes, capital contribution, state transfer tax and other items your lender is not required to disclose.
CLOSING FUNDS
The State of Nevada passed the “Good Funds Law AB133” on October 1, 2009:
Funds for closing should be wired in order for us to record/disburse without delay.
Nevada cashiers check: we can not record/disburse until 24 hours after the check has been deposited
Out of state cashiers check payable directly to First American Title: we can not record/disburse until 72 hours after the check has been deposited.

RECORDING
After the Buyers have signed all closing documents and deposited funds to close, recordation and disbursement may occur anytime within 1 to 3 days, depending on the type of transaction.
POSSESSION AND KEYS
These are items that are not handled by the Escrow Agent or Title Insurer. These items are facilitated by your StoryBook Homes sales agent once your home has recorded. Once your home has recorded, your StoryBook Homes® sales agent will release your keys.
